This would permit a used car dealership as a temporary use at a prominent transit-area corner, affecting the character of development near the Arapaho light rail station area.

Variance 24-02: reduced building setback at 501 W. Campbell Road
A property owner at the southwest corner of W. Campbell Road and Custer Road is requesting a 5-foot reduction in the required separation distance between the side of a non-residential building and an adjacent residential district. The property is located at 501 W. Campbell Road.
Approving the variance would allow the non-residential building to sit closer to a neighboring residential area than the zoning code currently allows.
