Planned development amendment for outdoor drone delivery hub at 3051 Research Drive
A request to amend an existing Planned Development on 33.36 acres at 3051 Research Drive (southeast corner of Shiloh Road and Breckinridge Boulevard) to add development regulations that would allow an outdoor drone delivery distribution center on the site, which is currently zoned PD for the I-M(1) Industrial District.
This would be Richardson's first approved outdoor drone delivery facility, potentially affecting noise, airspace activity, and industrial land use in that corridor.

Rezone 2-acre tract near Point North Parkway from R-2000-M to Planned Development
After a public hearing, council will consider rezoning a 2-acre tract on the south side of Point North Parkway, east of Synergy Park Boulevard, from R-2000-M Residential District with Special Conditions to a Planned Development for the R-2000-M district, with a concept plan and new use and development regulations.
This rezoning, paired with the creek-alteration variance in Item 12, would enable new residential development on this 2-acre site.

Council will consider a resolution granting a variance under Section 9-45 of the Code of Ordinances to authorize alteration of Prairie Creek in order to develop a 2-acre tract on the south side of Point North Parkway, east of Synergy Park Boulevard.
Altering a creek channel can affect stormwater flow and flooding in the surrounding area.
